A “studio flat” smaller than the size of an average parking space is on sale for £150,000.

The property in Notting Hill, west London, is just 79 square feet (7.3 square metres) and contains a bed, sink, toilet and shower – but no kitchen.

In comparison, the typical size of a parking space in the UK is 124 square feet.

The property cannot be occupied as a permanent residence or let out, the sellers have stated, and only cash purchases will be accepted.

According to the property website Zoopla, the flat offers “a wonderful opportunity to create a London bolt hole in this prime central location”.

The description continues: “This studio room requires modernisation throughout and could become a wonderful base for someone.”

The room was originally listed in February 2020 for £250,000, but has been marked down several times since, the Telegraph reports.

Its first listed price was just over the cost of an average UK house of £248,742 in September, according to Nationwide data.

The minimum studio floor area under national standards is 37 square metres, or about 400 square feet, but recent relaxations in planning laws mean smaller flats are available, especially if they have been converted from office blocks.

In August, a flat measuring 128 square feet located just a stone’s throw from Harrod’s and Harvey Nichols in London was sold for a staggering £325,000.

The so-called “micro-penthouse” with the eye-watering price tag made it one of the priciest ever sold in London at £2,539 per square feet.

Despite only being the size of a garden shed, the flat managed to fit in a bed which transformed into a sofa in the daytime, shelves with an integrated TV, and a kitchenette complete with an oven, hob and sink built into a room divider.

The flat was put up for auction in December 2019 by auctioneers Allsop but the sale officially went through in December 2020 for £325k. It had previously been listed for sale in January 2018 for £400,000.

According to Zoopla, house prices increased by £44 per day on average in the six months leading up to August.

This was up from £30 per day typically over the previous six months (July 2020 to January 2021).

Since February 2021, the daily increase of house prices has varied from £64 in the South East, £63 in the South West to £24 in the North East.

In April, Britain’s smallest detached house – measuring just 12ft wide and 26ft high – went on the market for £140,000.

Spread over two floors, the property in the Eastwood area of Nottingham boasted an entrance hall, two reception rooms, kitchen and two double bedrooms as well as loft space and side access to a back garden and patio area.
